How to choose

Choose the platform that removes the most recurring work at your current size without forcing unnecessary complexity. Verify the all-in cost at your exact property count before buying.

What matters most for 1–3 properties

At this size, software should remove work rather than create a new system to administer. The highest-value capabilities are usually reliable channel sync, automated guest messages, calendar control, simple pricing workflows and a clear view of upcoming stays. Advanced enterprise reporting can wait unless you already manage for outside owners.

Avoid overbuying

Small hosts often compare products by total feature count. A better approach is to list the five tasks you repeat most often and test whether the software shortens those tasks. Paying for complex owner reporting, advanced permissions or large-team workflow tools rarely makes sense if one person runs the operation.

Direct booking for a small host

A direct-booking website can be valuable, but it also creates responsibility for payments, policies, taxes, guest acquisition and support. If direct bookings are a real growth channel, evaluate the website and checkout deeply. If they are only an occasional possibility, do not let a website builder dominate the PMS decision.

Buying checklist

  • Setup time for each property and OTA connection
  • Automated messages and review requests
  • Calendar and availability sync
  • Total monthly cost at three properties
  • Direct-booking costs if used
  • Ease of cancellation and data export
